{"id":45705,"date":"2023-10-23T15:33:39","date_gmt":"2023-10-23T15:33:39","guid":{"rendered":"https:\/\/bestmaresme.com\/blog\/?p=45705"},"modified":"2023-11-07T15:08:42","modified_gmt":"2023-11-07T15:08:42","slug":"la-oferta-de-vivienda-en-alquiler-sufre-una-caida-del-30-en-espana","status":"publish","type":"post","link":"https:\/\/bestmaresme.com\/blog\/en\/la-oferta-de-vivienda-en-alquiler-sufre-una-caida-del-30-en-espana\/","title":{"rendered":"Spain&#8217;s supply of rental housing drops by 30%"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p>According to data from Spain&#8217;s <strong>National Federation of Real Estate Associations <\/strong>(<strong>FAI<\/strong> in Spanish), the real estate supply of rental housing has decreased in Spain by a dizzying <strong>30.6%<\/strong> since the entry into force of the new <em>Law 12\/2023, of May 24, by which right to housing<\/em>, known as the <strong>Housing Law<\/strong>.<\/p>\n<p>The available data reflects a considerable imbalance in the market, since the demand for long-term rentals during the May-October period has grown by <strong>11%<\/strong>. At the same time, rental prices have risen an average of <strong>9%<\/strong> in the last year.<\/p>\n<p>On the other hand, <strong>25%<\/strong> of real estate agencies indicate that landlords are tightening the requirements for potential tenants since the <strong>Housing Law<\/strong> came into force, and <strong>20%<\/strong> affirm that they choose to raise the price of rent to mitigate the demand and the fear of suffering non-payments.<\/p>\n<p>Furthermore, <strong>15%<\/strong> of real estate agencies point out that owners transfer their home to the temporary rental market and <strong>13%<\/strong> assure that they do so to the purchase and sale market.<\/p>\n<p>Another effect that is perceived is a greater tendency of landlords to:<\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li><strong>Self-management of renting your home<\/strong> to avoid hiring the services of an agency (9% of cases)<\/li>\n<li>The <strong>withdrawal of the home from the market<\/strong> after the expiration of the current contract (6.3%)<\/li>\n<li>The transfer of your home to the <strong>tourist rental market<\/strong> (6.2%)<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<h5><span style=\"color: #993366;\">Interest in renting increases more than purchase intention<\/span><\/h5>\n<p>Regarding how the new legislation has modified the <strong>behavior of tenants<\/strong>, <strong>40.6%<\/strong> of the agencies claim that the demand for renting primary residences has increased, compared to <strong>9.2%<\/strong> who claim that it has decreased, while <strong>10 .1%<\/strong> affirm that interest in purchasing a home has increased, compared to <strong>3.6%<\/strong> who indicate that it has decreased.<\/p>\n<p>Likewise, <strong>20.7%<\/strong> point out that <strong>the demand for renting rooms has increased<\/strong>, compared to <strong>0.64%<\/strong> who claim that it has decreased.<\/p>\n<blockquote><p><span style=\"color: #808080;\"><em>&#8220;Predictably, the supply of properties for rent will continue to fall and there will be more demand, which will put even more pressure on rental prices&#8221;<\/em><\/span><\/p>\n<p style=\"text-align: right;\"><span style=\"color: #808080;\"><em>Jos\u00e9 Mar\u00eda Alfaro, President of FAI<\/em><\/span><\/p>\n<\/blockquote>\n<h5><span style=\"color: #993366;\">Rental operations in real estate agencies decrease<\/span><\/h5>\n<p>The same study also indicates that rental management operations by real estate agencies have decreased by a considerable 28.8%.<\/p>\n<p>Likewise, <strong>49.8%<\/strong> of the agencies consulted indicate that they have seen their <strong>portfolio of rental properties shrink<\/strong>, 16.7% even say they have had to give up the rental business, 6.3% indicate that they have had to reduce staff and only 4.7% claim that the management of sales operations has increased.<\/p>\n<p><strong>\u00a0Data source: Europapress<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p><b><strong><a href=\"https:\/\/api.whatsapp.com\/send?l=es-ES&amp;phone=34608010051\" rel=\"attachment wp-att-17273\"><img decoding=\"async\" loading=\"lazy\" class=\"desp-petit aligncenter wp-image-17273\" src=\"https:\/\/bestmaresme.com\/blog\/wp-content\/uploads\/2023\/05\/casas-en-el-maresme-mobil-en.png\" alt=\"\" width=\"394\" height=\"246\" \/><\/a><a href=\"https:\/\/api.whatsapp.com\/send?l=es-ES&amp;phone=34608010051\" rel=\"attachment wp-att-17274\"><img decoding=\"async\" loading=\"lazy\" class=\"desp-gran aligncenter wp-image-17274 size-full\" src=\"https:\/\/bestmaresme.com\/blog\/wp-content\/uploads\/2023\/05\/casas-en-el-maresme-en.png\" alt=\"\" width=\"700\" height=\"175\" \/><\/a><\/strong><\/b><\/p>","protected":false},"excerpt":{"rendered":"<p>&nbsp;
